dcondo Vite Pothisan is a condominium development in Pattaya where SIWA Interior was commissioned to design the sales gallery, two show unit types, and the communal facilities for both Phase I and Phase II of the development. The design concept takes its cue from Portofino, Italy not as a literal recreation, but as a sensory reference: the warm terracotta of its harbour walls, the pastel facades that shift in the afternoon light, the arched doorways and sun-bleached stone. These qualities are translated into a distinctly contemporary interior language.
Each phase of the development takes on a season of Portofino as its identity. Phase I is Spring fresh, soft, in bloom. Phase II is Summer vivid, warm, and full of rhythm. The architecture of the common thread arched forms, terracotta tile, natural materials holds the two phases together while allowing each to be entirely itself.

Portofino
A Living Palette
Portofino is not reproduced here, it is remembered. The concept draws on emotional qualities rather than literal form: afternoon light on plaster walls, the dance of colour across a harbour facade, days lived openly at the water's edge.
The interior language that follows is built on arched forms, terracotta tile, and natural materials constant across every phase, every space. Within this grammar, the seasons provide variation. Spring is one mood. Summer is another. The spirit of place does not change.

The four-season framework allows the development to grow in identity phase by phase. Each phase finds its character in a different quality of Portofino light, the gentle pastels of early spring, the vivid warmth of high summer while speaking the same architectural language throughout. Buyers in Phase I step into a world of bloom and freshness. Those in Phase II arrive into a place of warmth and celebration. The sales gallery bridges both a first experience of the world being offered, before a single unit is built.
First Bloom — Spring
Portofino in Spring
Portofino awakens in Spring with gentle light, blooming flowers, and pastel-coloured facades. Phase I captures the freshness of beginnings and the romantic spirit of a seaside village just before the season fills. The palette draws from terracotta, sage, dusty rose, and sand soft but alive, warm without weight. The spaces are furnished with curved, petal-like silhouettes, botanical details, and the quiet presence of plants. Floral-inspired patterns appear in wallpaper and textiles. Every surface carries the gentle optimism of something just coming into bloom.

The transition between phases is not a break in continuity, it is a deepening. What begins in Spring as freshness and delicacy arrives in Summer as confidence and celebration. The terracotta that was dusty and soft becomes vivid and warm. The arches that framed a view now pulse with the rhythm of a harbour at high season.
SIWA Interior designed the two phases to be read as a complete journey separate moments in the same day, the same town, the same love affair with the Mediterranean light.
High Summer — Warmth
Portofino in Summer
Summer brings Portofino to life. Bright sun, striped awnings, vibrant colours, and bustling harbour life define this season of warmth, celebration, and rhythmic movement. Phase II answers with terracotta orange, coral red, and sunflower yellow a palette that is unapologetically warm and full of life.
Mediterranean tilework repeats in rhythmic placement. Repeating archways and columns create a sense of spatial pulse. Furniture carries Mediterranean-inspired shapes and summer-toned colour. This is a season designed to be felt, not just seen.
Two Types. One World.
The show units bring the Portofino concept into the scale of the individual home. Each type interprets the seasonal palette through the intimacy of a residential space translating what was felt in the lobby and common areas into something that can be lived in daily.
Type 1A — The Bloom Room
Type 1A leans into the graphic, playful side of the spring season. Dusty rose and deep red meet in a bold grid-and-stripe wall treatment that references the striped awnings of a Portofino shopfront. The tassel pendant light and sun motif wall detail add decorative personality without heaviness. A glass sliding partition opens the bedroom to the dining and living area, a spatial move that keeps the compact unit feeling generous and connected to light. The rattan and warm wood accents ground the palette with natural texture.
Type 1B — The Garden View
Type 1B takes the same Mediterranean world and brings it closer to the ground. A palette of cream, warm oak, and natural linen is punctuated by a deep blue tufted sofa unexpected, bold, and completely right. The cane-fronted TV unit, scalloped wood headboard, and garden view from the balcony together create a unit that feels lived-in from the moment you walk through the door. This is the Portofino of evenings and morning coffee in the trees, of the harbour and more of the garden behind it.
Design Narrative
The Sales Gallery as First Experience
The sales gallery was conceived as the opening chapter of the dcondo Vite story, the first place buyers encounter the world being offered. The building itself makes the promise: a cream rendered exterior with deep red arched openings, bougainvillea cascading from the roofline, a terracotta-brick approach path that curves rather than goes straight. Inside, dusty rose plaster walls, green velvet seating, and colourful ottomans create a space that is warm, playful, and immediately distinct from the typical developer showroom. It does not look like a sales office. It looks like somewhere you would choose to spend time which is precisely the point.
The Arch as Brand Language
The arch appears in every space SIWA Interior designed for this project, the red arched openings of the building facade, the pink plaster arch alcove in the Phase I lobby, the arched window shapes echoed in curtain and furniture detailing. In Portofino the arch is structural; here it becomes a brand signature, an element that ties every touchpoint of the dcondo Vite experience together. When a buyer visits the sales gallery, sees the lobby render, walks through the show unit the arch is always present, always slightly different in scale and material, always unmistakably the same place.
Spring & Summer — Designed Together
The two phases were designed in parallel so that the transition between them is felt rather than noticed. Phase I is softer, its checkerboard floor in cream and terracotta, its pink walls and sage tones, its botanical furniture details. Phase II is bolder deeper terracotta, coral red, more pattern and rhythm. Neither phase is a revision of the other. They are the same concept at different temperatures. Residents of both phases share the same architectural DNA; the character of their home simply tilts toward a different hour of the same Mediterranean day.
Show Units That Sell a Life
Show units in condominium projects often default to generic luxury, a palette that offends no one and inspires no one. SIWA Interior took the opposite approach. Type 1A is graphic and playful, with bold wall patterning and a tassel pendant that makes you stop and look. Type 1B is warmer and more personal, with a blue tufted sofa and garden view that make you want to sit down. Both units are fully committed to their character and that commitment is the point. The job of a show unit is not to be inoffensive. It is to make someone feel something. These do.
